Everybody loves a clean place, and it's pretty straightforward to have your Airbnb cleaned after a guest leaves.

However, your guests will undoubtedly appreciate it if the apartment remains clean during their visit. If your tenants stay just a few days, it's (usually) not a problem. They'll not get the chance to make it too dirty (although some people are quite talented in degrading their inhabitation).

But if tenants take a monthly stay, it quickly becomes an objection ensuring that the space stays spotless. Some hosts may shrug and decide that it's up to the tenants if and how they'll choose to keep their Airbnb clean. I vehemently disagree - at least if you want to turn your Airbnb business into a money-printing machine. In that case, it's your responsibility to stand up to the challenge and search for a solution even if it seems like you're at the mercy of fate.

So let's look at how to best approach this issue and deliver a thoroughly clean and pleasant experience with your Airbnb.

1. Include a (bi-)weekly cleaning service with your Airbnb

Getting a maid for your Airbnb is by far the easiest and most effective solution. Don't add it as an extra cost though, make it inclusive instead. You know the drill:

Sometimes your tenants will not want such a cleaning service for various reasons: Maybe they're afraid for their privacy. Or they don't have time to be at home when the service arrives and are paranoid the cleaner might steal something. Or they are just uncomfortable having an outsider in their personal space, wanting to choose their maid personally. Maybe they're even just stingy and will ask you to cancel the cleaning service in exchange for a lower price.

Whether you provide an external cleaning service and whether your tenants want to take advantage of such a service or not - you still should think about how to keep the space clean in any case. This brings us to the next point:

2. Make it easy for your tenants to clean the space and to keep it that way

Give your tenants the resources to keep their space clean by themselves. Make cleaning as easy, convenient, fast, and fun as possible for them.

Some people have a mania for cleaning, and this can work in your favor just as much as messy tenants can make your life difficult.

Also, think about how to keep the space clean in the first place. The kitchen is naturally the area that will produce most filth, so pay extra attention to it. Here are some ideas for you to think about:

  • Put at least one trash bin in every room, and put it strategically smart (e.g., close to the places where people will sit/eat/cook).
  • If your place has any marble in it, make sure to seal it professionally. If you don't, at some point, the stone will be left with ugly stains that will be difficult or impossible to get out.
  • Ensure your shower doesn't leak water (e.g., if it's in a bathtub and there is no glass enclosure).
  • Place chairs, tables, and sofas in such a way that it's impossible to touch near walls with your feet.
  • Keep high-quality standard cleaning tools at your place (e.g., the vacuum cleaner should be powerful, and there should be a good mop with a bucket and a few replacement heads).
  • Get complementary utensils to keep an area clean. For example, get a kitchen tissue holder (obviously pre-filled) in the kitchen. Get a good (!) sink strainer and a well-thought-through dish drying rack.
  • Make sure the area around the stove is easily cleanable and has no gaps to prevent fizzling oil from staining it up.

Note that you can and absolutely should use both approaches complementarily. It will help you in the long term, both in terms of keeping a good condition of your venue as well as in radically improving the experience of your tenants (which in turn will result in more good reviews, and mouth-to-mouth marketing, more interest, more tenants, more money, and further up the spiral of success).
